Also, not to mention that you live in a community where there is an abundance of new construction properties that were for sale at the exact same time for significantly cheaper with the deals that they had. I also want to make a note that even to this day, over a year later your home sold for the most per sqft for similar homes in that area. So you got a fantastic deal at a fantastic time because if you had waited any longer, as you know, the market took a huge turn for the worst and you would have lost your tails off and it would have taken 90 days to sell this house instead of 3 days. \n\nThe urgency in selling your property was primarily due to the NON contingent purchase of your new home out of state. (Which I highly advised against this) This added a critical time constraint. When the offer for your home came in, it was indeed a race against time to ensure you didn't lose your earnest money or jeopardize your new home purchase in Las Vegas.
